Staging

Many homeowners don’t realize the significant difference that home staging can make in a quick and successful sale. According to the 2015 Report from the National Association of Realtors® (NAR®), 32% of buyers will offer 1-5% more for a home that is staged, compared to a similar home that is not. 19% of buyers say they would offer 6-15% more for a staged home.

Professional Photos

Many property photos are awful. In fact, there is a website devoted to showcasing bad real estate photography, you can view it here. Rest assured though, you will never find photos from Modern Broker’s professional photography service there! We have an entire team dedicated to capturing, editing, and managing the photography for your home. The Modern Broker Media Team utilizes a unique process through which we capture a series of images with overexposed, underexposed, and balanced picture quality. Then through the use of High Dynamic Range (HDR) photography, we are able to combine multiple images to create one single image with beautiful shadowing and highlights to showcase your home.

MLS

The MLS (Multiple Listing Service) is the starting point to any successful marketing campaign. Since the Multiple Listing Service is widely viewed as the most accurate and up-to-date location for online listing management, your Realtor® will make this the focal point of your home’s online marketing presence. All of the collaborative marketing you’ve elected to use so far (staging, professional photography, virtual tours, etc) will be used and nicely displayed on your listing. The MLS can also be used to track previous comparable home sales and find you a good starting point on price. Modern Broker agents have the ability to view “trend” reports to better advise you, and track how agents and the public are responding.

Virtual Tour

Give potential buyers a sneak peak of your home. For many, finding the time to view homes can be difficult and constantly keeping yours appearance-ready for showings can be exhausting. This is where virtual tours can become a key component in your marketing toolkit. Open Houses

Not every agent takes the time to hold open houses. Modern Broker agents do. We even schedule an open house made specifically for Realtors® to get your home on the radar of their clients.

We want to utilize every marketing opportunity that we have. What better way to showcase your home then to make it available for buyers to view on a beautiful weekend afternoon. Some agents utilize drawings and snacks to draw in a crowd, and if you’ve opted to use professional staging, what better way to showcase your home!

Internet

We see the internet as a perfect place to market your stunning home. When listing with a Modern Broker agent, you will find your home on Realtor.com, Zillow.com, Trulia.com, and dozens of other marketing websites. They will even be featured here, on this site.

Modern Broker agents even make great use of social media, by sharing your home with current and past clients, friends, and fellow Realtors®.

Print

Yes, there are still print marketing avenues that are used in the digital age. This includes Modern Broker’s catalog of unique flyer and marketing designs available to all of our agents for flyer boxes, open houses, and more. We have a full-time marketing staff available for these needs, as well as, access to a number of vendors available for orders outside the Modern Broker office. Many of our Realtors® place ads in local newspapers in hopes of advertising for their clients and announcing any upcoming events involving your home.
